A spreadsheet holds a rent roll perfectly well, and it is free. We are not going to pretend otherwise.

What it cannot hold is the receipt for the water heater, the signed lease, the deposit you are legally on the hook for, or the date the insurance lapses. Those live in a drawer, an inbox, and your memory - and that is where the money actually goes.

You cannot staple a photo to a cell, and a cell cannot email anyone.

Properties and units

One address or twelve. Duplexes, rooms let separately, a carriage house out back. A single-family let never sees the word 'unit'.

Tenants and roommates

Several people on one lease, with co-signers, guarantors and occupants. Move-out ends the tenancy instead of deleting the person and their payment history.

Rent, properly tracked

What is owed and what arrived are kept apart, so a roommate paying half is recorded honestly instead of rounding into a lie.

Expenses with receipts

Photograph the receipt at the till and it is filed. Categories are the real Schedule E lines, so sorting in March is already doing your taxes.

Profit and loss

A plain answer to whether a property made money this year, month by month, with unpaid rent reported separately instead of flattering the total.

Where we are up to

Summit Lease is in early access, being built alongside a small group of landlords who are using it on real properties. That is deliberate: it is the only way to find the things that are awkward before they harden.

Online rent collection is not switched on. When it is, it will run through Stripe with each landlord connecting their own account, so rent goes from tenant to landlord directly and we never hold it. Until then, record payments as they arrive.

Your data lives on our servers, is never sold, and you can delete your account yourself at any time. Here is exactly what we store and what deletion does.
