The short version

Summit Lease is early-access software for keeping track of rentals. It is not a lawyer, an accountant, or a bank. Keep your own copies of anything that matters, only enter other people's details if you are entitled to, and do not rely on it for a legal or tax decision without checking.

1.What this is

Summit Lease helps an owner record properties, tenancies, rent, expenses and repairs, and lets their tenants see their own tenancy. By creating an account you agree to these terms.

2.Early access

The service is under active development. Features may change or be withdrawn, and it may be unavailable at times without notice. We do not promise any level of uptime.

Keep your own copies of anything you would be sorry to lose. The tax packet and the expense exports exist partly for that reason.

3.Not legal, tax or financial advice

The lease drafting tool produces a draft from the answers you give. It is a starting point, not a lease reviewed by anyone, and tenancy law varies by state and city. Have anything you intend to rely on reviewed.

The profit and loss figures and the tax packet are a record of what you entered, organised to match the lines of IRS Schedule E. They are not a tax return, not reviewed by an accountant, and do not calculate depreciation or split mortgage interest from principal.

4.Your account

Keep your password to yourself, and tell us if you think someone else has used your account. You are responsible for what happens under it.

You can delete your account at any time from the Account page. Deletion is scheduled thirty days out so it can be undone; after that it is permanent.

5.Other people's information

When you record a tenant you are entering someone else's personal details. You confirm you are entitled to do so, and that the information is accurate as far as you know. You are responsible for how you use it.

We hold that information on your behalf. If you delete your account it goes with it; if one of your tenants deletes theirs, their sign-in goes but your record of the tenancy remains yours.

6.Payments

Online rent collection is not switched on. The payment feature currently in the app is a demonstration that moves no real money.

When it is enabled, rent will pass directly from tenant to landlord through each landlord's own payment provider account. Summit Lease will not hold, route or owe anyone rent, and disputes about a payment will be between the payer, the landlord, and that provider.

7.Acceptable use

Do not use the service to break the law, to harass anyone, to store information you have no right to, or to attack the service itself. We may suspend an account that does.

8.No warranty, and what we are liable for

The service is provided as it is, without warranties of any kind. We do not promise it is free of errors, nor that it is fit for any particular purpose.

To the extent the law allows, Summit Lease is not liable for lost profits, lost rent, missed deductions, penalties, or any indirect or consequential loss arising from using it. During early access the service is free, and our total liability to you is limited accordingly.

9.Changes

We may update these terms. If a change is significant we will say so in the app or by email rather than quietly editing this page, and the date above will move.
